2. Water Down Your Asphalt on Hot Days

Asphalt softens in heat and hardens in cold. On days above 80°F, lightly spray your pavement with water 2-3 times during the hottest hours. This temporarily hardens the surface and reduces the risk of impressions.

If you see soapsuds, don't worry—this is a normal reaction between diesel fuel in the asphalt and chlorine in municipal water. Small puddles are also normal depending on the natural ground slope, but persistent standing water lasting more than 24 hours should be evaluated.

3. Vary Your Parking Location During the First Year

During the 6-12 month curing period, repeated weight in the same location can create permanent depressions. Vary your parking spot by 2-3 feet each day for residential paving, and rotate employee parking areas for commercial paving projects.

Never turn your steering wheel when stationary—this "dry steering" creates concentrated force and is a leading cause of surface damage. Make steering adjustments while rolling, even slightly.

4. Keep Heavy Vehicles Off Your New Asphalt

The month of September sure is beautiful in Wisconsin. But we all know a change in the weather isn’t far off.

As the leaves start to fall, it’s time to give your blacktop a preventative maintenance checkup. We’re here to help you keep your property looking great and your visitors satisfied – as well as save you money over time by extending the life of your parking lot, driveway or walkways.

To keep things simple, let’s break autumn asphalt maintenance down into 3 key tasks.

Inspect Closely: Walk the paved surface area, looking for signs of damage: cracks larger than 1/4 inch, potholes, heaving, oil stains, or faded paint. In particular, watch for pooling water – a potential safety hazard as the colder months approach. Check for puddles near the edges of pavement. Look out for potholes, too. Consider repairs before winter to prevent snow and ice buildup. Bonus Tip: Don’t forget signage and striping! Make sure parking lot signs and markings are easy to see and read.

Sweep it Clean: Get rid of the rotting leaves, gravel, rocks and other autumn debris. They’re not just unsightly now. They can cause lasting stains and decay of the blacktop. Minor stains don’t pose a risk beyond the aesthetics. But we recommend cleaning up larger stains. You might even need to replace a small section. Get more parking lot cleaning tips. Proper cleaning also makes it easier to spot cracks and other surface damage.

Repair it Right: If it’s been at least 3-5 years since you last had your asphalt seal coated, consider getting it done again. In case you missed it, pickleball is one of the fastest-growing sports in the country.

Demand for places to play is well ahead of supply. Many of the available pickleball courts are multipurpose ones adapted from tennis courts. There’s a lot of competition for playing time.

Want to help meet the demand by adding a dedicated pickleball court to your commercial facility or large residential property? Let’s take a look at some of the common questions you might have about pickleball court installation.

How Much Room Do You Need for a Pickleball Court?

The official court size is 20 by 44 feet, according to USA Pickleball’s court guidelines.

But practically speaking, you need an area that’s at least 30 feet by 60 feet. And USA Pickleball actually recommends 34 x 64 feet. After all, you want room for the most vigorous pickleball action, right?

Also, keep in mind that your court rectangle should be oriented north to south. That way, no paddler will have the sun right in their eyes.

What Is a Pickleball Court Made of?

Typically, it consists of a hard base with an acrylic surface. Those in the know at USA Pickleball say either asphalt or concrete makes a fine base.

But in Wisconsin, we recommend an asphalt foundation for sport courts including pickleball. It comes with a lower upfront cost than concrete. It’s easier on the knees. And perhaps most importantly, asphalt pavement is better in colder weather — less prone to freeze-thaw cracking and heaving.

Do You Need Lighting?

It’s only a must-have if you want to play at night and don’t already have some broad lighting at your site.

Two fixtures along the length of the court should suffice. But keep in mind that lighting could add thousands to your cost. And you might be restricted by local zoning or homeowners association rules.

What about Noise Reduction?

If you’re at all familiar with the sport, you know pickleball isn’t exactly quiet (especially compared to its cousin tennis).

Some people enjoy the thwack of the plastic ball on the racquet. Others, not so much. You might have heard of some controversy in your community. It’s enough racquet racket that you should be considerate of your neighbors.

Besides not playing into the wee hours, try adding some landscaping around your court. Tall, thick hedges can cut the noise well. It also helps to have enough space that you can go with plenty of setback from adjoining properties.

By the way, you likely don’t need a tall fence around your court to keep the balls in. Just some grassy space will do, because pickleballs won’t fly far or bounce away on the grass.

How Long Does It Take to Install a Pickleball Court?

The process is similar to a typical seven-step asphalt installation and takes a few weeks.

First up is site grading and subbase preparation. These key steps, which ensure a stable foundation and proper drainage, take a couple of days.

Following base prep, we install the strong binder layer. Then it’s time for the top asphalt surface.

That asphalt needs to cure for 2 weeks before we do two coats of the acrylic playing surface. Once that’s cured in another 2 days, you’re ready to play!

Try These Easy Ways to Dress Your Business for Success

Never underestimate the first impression a parking lot makes. Dirt, disorder and damage can quickly turn off customers, tenants and employees.

But a nice, clean parking lot? That pleases people and puts them at ease. It discourages littering and pests. Extends the life of your blacktop – especially if it’s porous asphalt. It also reduces runoff pollution in local waterways and makes a great space for additional finishing touches.

Keep your surface tidy with these key parking lot cleaning tips.

Get a Regular Professional Cleaning

Regular cleaning helps to:

Remove surface dirt and debris.
Reveal necessary repairs, like cracks or potholes.  
Clean away harmful vehicle fluids that can deteriorate your asphalt prematurely.

If possible, a contract street sweeper can make a big difference in the look, texture and lifespan of your parking lot. But if a professional job isn’t in your budget, you might consider a DIY option.

Can You Pressure Wash Your Parking Lot?  

Yes, pressure washing your parking lot is a great cleaning option.

A hose rated at least 3000 PSI will remove dirt in short order. But a word of warning: using a pressure washer on oil or other deep-seated stains can make things worse by driving the material deeper into surface pores. That brings us to our next tips.

What to Do about Those Really Tough Parking Lot Stains

You may need to treat these pesky problems with specific tools and techniques:

Grease

Apply baking soda and white vinegar – the classic household cleaner combo. Or, for concrete, try using a soda like Coke or Sprite. The combination of carbonated water, phosphoric acid and citric acid work into the stain to help lift it away.

Let sit for 15 to 30 minutes. Then use a broom with firm bristles to scrub. Remove remaining residue with a mop and warm soapy water.

Oil
Anywhere cars and trucks sit idle for a while, you might get small puddles of oil.

As soon as you see oil on your lot, blot up as much as possible.

You can also use kitty litter for absorption. When the excess oil is soaked up, sweep away the kitty litter.

If a stain remains, try the grease cleaning tips above. Avoid trisodium phosphate or other commercial degreasers unless absolutely necessary. These unhealthy chemicals can drain into waterways.

Mulch or Leaf Stains
Apply soap or vinegar and scrub with a brush in a circular motion.

Rinse the soapy solution away using a low pressure rinse.

If the stain persists, try mixing one capful of bleach with one gallon of warm water. Please use sparingly! Scrub in a circular motion, let the solution sit for 30 minutes, and then wash it away with warm water.

5 Questions to Help Make the Call and Get Started This Summer

Look here, those cracks or potholes in your parking lot or driveway aren’t going to fix themselves.

But besides, can they, or should they, even be fixed? Or do you really need to replace your pavement entirely?

When the weather turns warm in Waunakee, Waukesha or West Allis, it’s time to sort this issue out. Because quality contractors like Wolf Paving are quickly getting booked up for the season.

So let’s get right into 5 questions to determine if a repair or repave is the right move.

1. What’s the Nature of Your Cracks or Potholes?

Or are they few and far between, and mostly shallow? Limited cracks less than a quarter inch wide are easy enough for experts to repair, as are a couple of small potholes.

But if you have deeper or wider cracks, or they’re all over the place, then it might be time to replace your pavement.

2. How Old Is Your Pavement?

A quality pavement installation can last 30+ years, only if it’s well-maintained, of course.

If your blacktop is over 20 years old, while showing a lot of cracks, that’s a sign it’s stressed out. Repairs might extend the life of your pavement a couple of years. But you’re likely to need more, and possibly more significant, repairs again before long.

3. Do You Ever Have Pooling Water?

Pooling water caused by poor drainage will accelerate the demise of your asphalt.

In the Wisconsin winter, it will make freeze-thaw damage worse. Plus, it’s a safety issue when that pooling water freezes.

And it might be a sign of problems underneath, depending on the answer to the next question:

4. Is There Sinking and Shifting on the Surface?

We can mill down a small bump or two in one area. But deeper shifts or depressions in your pavement suggest an unstable subbase. That’s the foundational layer beneath the asphalt.

If it turns out you need subbase stabilization, then a full repave is in order.

5. What Are Your Options?

Depending on the answers to the questions above, filling potholes and cracks promptly and sealcoating your surface can help you put off a full repave for many years.

Meanwhile, as a mid-level approach, your pavement might be a candidate for an asphalt overlay. That’s where we apply a new layer of asphalt right on top of your existing surface.

13 Asphalt Paving Terms Every Leader Should Know

Gain the Knowledge You Need to Hit the Pavement Running

Considering a paving project this year? Now’s the time to prepare!

It’s a good idea to start with a foundation of asphalt industry lingo. Because, like any industry, asphalt paving comes with its own technical jargon. When you know the key terms, you can help ensure you get the results you need.

Let’s get you up to speed with these 13 asphalt paving terms every leader should know.

1. Asphalt

Also called bitumen, asphalt is a refined product of crude oil.

At Wolf Paving’s asphalt manufacturing plants, we combine asphalt with aggregate (crushed stone, gravel, sand or recycled asphalt) to make:

Hot-mix asphalt – The most common type for flexibility and weather resistance
Warm-mix asphalt, which is increasingly popular because it uses less fossil fuel
Cold-mix asphalt, which is ideal for winter pothole repair

2. Binder Layer

The binder is the first layer of a new asphalt installation. It goes just above the subbase (see farther down this list).

We mix large aggregate with the asphalt, making it strong and durable.

3. Butt Joints

It’s one of the funnier-sounding asphalt terms you’ll hear. However, butt joints are serious business!

They’re the areas where the new surface meets old asphalt or concrete. We have to pay special attention in these areas to ensure effective water runoff and a safe, smooth transition.

4. Compaction

Compaction is how we make sure the asphalt is packed down strong.

Using rollers, we compress the base and the surface to remove air pockets and create a smooth, strong pavement.

5. Geo-Grid

Geo-grid is an option to create a solid support structure for new asphalt.

It’s a synthetic mesh that helps stabilize the base material beneath the blacktop. When we use geo-grid, we don’t have to dig as deep as we do with the traditional undercutting method (see below) of stabilization.

6. Grading

Water pooling on your surface can cause damage fast. Proper grading allows the water to drain.

We use graders – machines with large blades – to set the pitch for the final surface. For example, we often grade so that water will flow toward a grassy area.

7. Milling

If the subbase (see below) is in great shape, milling is an excellent option for a rapid refresh of asphalt.

The process involves removing and replacing only the top layer of asphalt without disturbing the underlying subbase. So it’s much faster and the cost is much lower than a full reconstruction.

8. Overlay

Also called asphalt resurfacing, an overlay can be even faster and lower cost than milling.

It involves installing a layer of fresh asphalt (typically 1.5 up to 3 inches thick) right over the existing surface. But, of course, we need to make sure the existing surface and subbase are in good condition. Otherwise, an overlay won’t last long.

9. Proof Roll

Once the subbase is nice and compact, we do this extra step to ensure the underlying surface is strong and ready for new asphalt.

A Wolf Paving proof roll involves driving a quad-axle dump truck, loaded with 72,000 pounds, row by row over the entire surface. Along the way, we look for any flexing of more than an inch – a sign that it needs more compaction.

10. Pulverizing

Also known by the fancier term “full depth reclamation,” asphalt pulverizing is like milling.

Only in this case we’re grinding up the existing asphalt and blending it with the subbase right on site. It saves money and time and it’s more sustainable because we don’t need to haul in new materials.

11. Sealcoating

Sealcoating is a surface treatment that restores and protects asphalt. It’s a thin liquid layer added to help prevent damage caused by UV rays, rain and snow, and fluids from vehicles.

We recommend a sealcoat application every 3-5 years.

12. Subbase

The subbase is the super-important layer of material beneath the asphalt surface. Besides providing stable support for new pavement, it also acts as a frost barrier to help reduce freeze-thaw damage.

It's crucial to get this layer right. Stabilizing the subbase often involves pulverizing, incorporating additives like lime and concrete to strengthen it, and rolling for optimal compaction.

13. Undercutting

Soft spots in your subbase? We use undercutting to repair those.

This process involves digging down below the surface 2 or 3 feet and replacing the underlying soft clay or soil with stronger aggregate material.

Don’t forget the equipment and supplies you need outdoors. Reserving a small section of your lot for storage can be a big plus for operations.
