How Sealcoating Your Parking Lot Can Save Your Business Money

It’s easy in the summer to forget just how hard the winter can be, and therefore it’s easy to forget to prepare for those cold temperatures and heavy snow loads.  But it’s best to be proactive , so now is the perfect time to get ready!  Time is running out, particularly if you haven’t yet applied a sealcoat to your asphalt.

Why Sealcoat?

Asphalt sealcoating is an important part of maintaining asphalt because it prevents damage. 

  • It protects against UV radiation.
  • It prevents excess water and chemicals from seeping in.

UV and seepage are what causes cracks to form and grow.  Cracking might seem like a minor issue at first, but cracks lead to potholes, and these can also expand with the winter snows and with snow removal

Sealcoating essentially prevents space from being created in the asphalt and leading to these undesirable issues.  Thus, it will help keep your costs down over time (it typically costs less to sealcoat than to repair damaged asphalt). 

Sealcoating also enhances the appearance (or “curb appeal”) of your parking lot, making it a warm black color again.  Unsealed asphalt attracts dirt and vegetation, while a sealed lot is easier to keep clean and attractive to your clients.  Snow removal will also be easier on a smoother, better maintained surface.
